During construction, chimneys can be one of the most challenging areas for builders to manage. They are hard to access, often requires scaffolding, multiple trades are engaged after installation of the roof. During this process the surrounding roof system is damaged resulting in pre-mature failure of the roof.

Depending on the decorative exterior materials utilized on the chimney chase such as stucco, brick, siding, or stone, the flashings much be planned and installed prior to the applications of these systems to prevent future problems.

Some chimneys are so wide they require cricket installation to help divert water around the chase during heavy rains. This all has to be identified and built prior to the installation of the roof system and flashings in the construction process.

Unfortunately, for some builders/homeowner's chimneys are an afterthought and a number of short cuts are utilized to reduce construction costs that result is premature failure. One of the most common is the use of counterflashing saw cut and caulked into the brick/stucco. The best caulk available will last at best 6 months to a year before failure.
