Don't Wait Too Long to Make Roof Repairs

At Acadian Roofing, we often get called out to do roof inspections in the Houston area that wind up being entire re-roofing projects because the homeowner has waited too long to fix minor problems. Sometimes it is due to the “out of sight, out of mind” phenomenon, but other times homeowners freely admit they knew there was a problem but procrastinated about dealing with it.

What’s More Important Than the Roof Over Your Head?
Not everyone has the same set of priorities, of course, but if everything from kids’ college tuition costs to anniversary cruises and new boat purchases takes precedence over funding fairly minor roof repairs, you can suddenly find yourself with a large-scale project that will hit the bank account a lot harder.

In Houston, there is very little difference in the weather when the seasons change from summer to fall, but that transition is the time for a seasonal inspection of your roof. If there is hurricane activity in the Gulf of Mexico, homeowners should do “pre” and “post” storm roof checks to make sure that there has been no additional roof damage that may qualify homeowners for special storm-related disaster funding, should that become available in the Houston area.

Any major storm can damage a roof, so if you suspect yours was hit hard by a tree limb or other debris in a summer thunderstorm, it’s a good idea to get out your ladder and look it over to make sure the roof’s structural integrity hasn’t been breached.

Poor roof maintenance can cause insurance headaches
Some homeowners wait until disaster strikes to make repairs to their roofs, figuring their homeowner’s insurance can pick up the tab. However, insurance adjusters recognize the differences between damage caused by a weather-related disaster and years of neglect, and on-site inspections will reveal the true nature of the problems that caused your roof to leak. Failing to keep up-to-date with routine roof repairs and maintenance can result in insurance claims being denied and even homeowners insurance policies canceled.

What about DIY roof repairs?
There is nothing wrong with homeowners who are handy with tools making minor repairs to their own roofs, and it can save a bundle of money to stay on top of minor problems. Below are some trouble spots that can indicate repairs are in order.

  • Evidence of mold, algae, rot or moisture accumulations
  • Loose moorings for gutters, downspouts and drainage accouterments
  • Missing, cracked or worn shingles
  • Wear and tear on anchoring materials securing pipes, chimneys, and vents to the roof’s surface
  • Blocked or clogged gutters
  • Collections of sand-like “shingle granules” in the downspout or gutters
  • Moss growth that adds weight and deteriorates roofing materials

Obviously, some of these issues are easier to fix than others, namely because some — like mold, moss and algae growth — are symptoms of a larger problem that will need to be professionally assessed and repaired. But if you are a savvy DIY-er, you can tackle performing much of the routine maintenance on your roof yourself.

Signs that it’s time to call the professionals
If you have a leak inside the living area of your home, there is damage to an exterior wall or you can see large amounts of light streaming through to the inside of your attic, you need to call a professional roofing company to handle the repair job. Even the most eager DIY-er seldom has the skill set or all the necessary tools to make repairs not only to the roof and decking but to the attic, walls, insulation and ceiling areas below.

Delaying repairs only make them more costly, but can contribute to devaluing your property’s value. Alternatively, should you decide to place your home on the market, being able to show that you have kept up with repairs to the roof and replacing it when necessary adds value because it indicates that your property has been well-maintained.
