5 Maintenance Tips to Minimize Roof Repairs

Keeping your home well maintained can seem like a mammoth task. We all have a seemingly never-ending list of tasks on our to-do list: mowing the lawn, weeding the garden, repairing the fence, cleaning the garage—and that’s before we even make it inside the front door. Inside is another story with a long list of daily chores from cleaning the bathroom to making the beds to vacuuming the floors, it can be daunting to say the least. In the madness of looking after all these tasks, some things get forgotten about, causing more damage in the long run.

One of those things is roof maintenance. Roof maintenance is one of those things that get’s put on the long finger and we never seem to find the time to get around to. The bad news is that without regular maintenance, your roof can easily fall into disrepair and end up needing roof repairs in no time. Of course, roof repairs are always going to be necessary to some degree but you can minimize the number of roof repairs needed and the frequency they are required by following our simple maintenance tips.

Don’t forget about your roof, allow time for regular maintenance, avoid unnecessary roof repairs and keep your roof at its very best. Here are five simple tips to keep your roof maintained throughout the year.

1. Tree trimming
Surrounding trees can play havoc with your roof. One of the biggest causes for roof repairs is damage caused by overhanging trees but luckily that doesn’t have to be the case. Trees that get too close to your home can easily gouge and scratch the surface of your roof. They can loosen tiles, crack shingles and knock gutters and drain pipes. We know how aesthetically pleasing it can be to have tall trees surrounding your home but they could be causing more damage in the long run leading to unforeseen roof repairs. To avoid this situation, keep your trees trimmed back to a manageable distance so that they are not causing any damage to your roofing.

If you live in an area prone to high winds, you may want to give further consideration to having tall trees around your home as storm damage is another big factor which makes roof repairs necessary. If you must keep your trees make sure they are well-rooted, supported and there is a safe fall-zone.

2. Clean your roof
One simple maintenance tip that should be done at least every six months is clearing debris and leaves from your roof. Leaves and other debris can easily get stuck in gutters, which can result in water flowing back into your attic instead of down the drainpipes – this can cause an incredible amount of damage to your home and is something every homeowner should seek to avoid. It’s also worth noting that wet leaves get heavier and heavier over time and can cause gutters to sag, which will mean roof repairs or even roof replacement in more serious cases.

Safety is paramount when cleaning your roof. Double check your ladder is in good working order and have someone hold the ladder for you at all times. It’s important to use a ladder with rubber feet for extra grip. If you must walk on the roof for any reason wear shoes with a rubber sole that offer good support. 3. Let your roof breathe
Roofs need space to breathe. What do we mean by this? Ventilation. To keep your roof properly maintained, ensure there is proper ventilation and air can move around freely. Without adequate ventilation, moisture can build up over time and the roof can eventually buckle. In this case you will be looking at a roof replacement, not just roof repairs. Do yourself a favor and keep an eye on roof vents to ensure that they are always clear.

4. Insulate
As we already mentioned, ventilation is vital if you want to keep your roof in good stead and avoid any unnecessary roof repairs. And the best method of maintaining proper ventilation is insulating. There is a common misconception that insulation is just for keeping heat in. In actual fact insulation protects a home not only from losing heat but from gaining heat also. It acts as a regulator and once your home is insulated properly, you need to ensure that it continues to work as intended. This is one of the easiest maintenance tips; pay close attention to your energy bills – if they start climbing unexpectedly, you may need to look at your insulation. If your home starts to feel too warm in summer or too cold in winter, this is another telltale sign.

5. Check for damage
As the famous saying goes, “Prevention is better than cure”. A well-constructed roof will be built to last, but everyday wear and tear will take its toll over time. It’s not easy to see these small changes in your roofing from the ground, until something major happens; you suddenly have a leak and it’s time for roof repairs.

This can be avoided by regularly checking the status of your roof. There are a number of things you should keep an eye out for such as loose, broken or missing shingles. This can be caused by heavy rain, strong winds or from people climbing on the roof. Conduct a visual inspection of your roof at least twice a year. This is easily incorporated into your roof cleaning schedule. Just be sure to clean first and inspect second as debris can obscure your view of any potential problems.

Keeping your roof in good stead should be as important a part of your home maintenance as any other household chore. When it comes to roof repairs, they are always best avoided and it doesn’t take much on the part of homeowners to keep roof repairs to minimum.
